The land construction process
Phase 1: Pre-construction
Before civil works commence, the project team works closely with an array of consultants to develop detailed drawings and associated reports, all to the satisfaction of the authorities. The construction process cannot commence until Council and responsible authorities provide their approval.
Phase 2: Start Imminent
We have obtained all required approvals and civil construction will commence shortly. Preliminary work such as setting up temporary fencing and a general clean-up of the site will be undertaken before civil earthworks begin.
Phase 3: Construction Underway
At this stage in the civil construction process the site has been cleared. The first works to commence is the construction of the sewer pipelines and individual lot connections.
Drainage typically follows sewer and involves the construction of the drainage pipes and pits to ensure the stage will drain efficiently.
Phase 4: Underground Works
At this stage, drainage works will be nearing completion, and the water mains will be underway. This involves the installation of pipework, valves, hydrants, and individual lot connections.
Next, the road will begin to take shape. The subgrade, the foundation on which the road pavement is built, will be prepared and once complete the placement of the first layer of crushed rock will be laid.
Kerb and channel works, which is the concrete edging of the road pavement will follow the base course of crushed rocky.
HOUSE PLAN SUBMISSION
We are pleased to advise that construction of your stage is well underway and now is the time to introduce you to the Design Review Panel.
Your house plans will need to be submitted to the Design Review Panel for approval and to ensure they meet the Design Guidelines for the stage you have purchased in.
The Design Guidelines are there to provide the framework to achieve a high standard of house design and to create a desirable lasting neighbourhood character.

Phase 5: Road & Path Works
Significant changes have occurred on site as the construction nears completion.
The final layers of crushed rock, followed by asphalting of the roads within the stage are nearing completion.
Electrical & telecommunications, the last services to be constructed, connecting power and high-speed internet to each lot is progressing.
The concrete footpaths, and other concrete works are nearing completion.
Phase 6: Authority Compliance
The construction team is currently in the process of finalising authority compliance and as such securing the necessary authority approvals required to obtain titles for the stage.
This is the time for you to contact your legal representative and financier to ensure that you have everything in place to enable settlement to occur.

Phase 7: Statement of Compliance Achieved
We are pleased to let you know that your stage has now achieved Statement of Compliance (SoC). SoC means consent from all relevant authorities, acknowledging that infrastructure has been built in accordance with their requirements.
The plan of subdivision for the stage will be lodged with the title’s office, and we anticipate the plan to be registered and titles created shortly thereafter with settlement to occur 14 days after titles are issued.
Phase 8: Settlement Of Your Land
We are pleased to let you know that titles have been issued for your stage and you should now prepare to settle on your land.
Your legal representative will be notified by Dennis Family Corporation’s lawyers about the upcoming settlement, however please contact them, as well as your financier, to finalise your documentation to complete settlement.
