Build a support team of qualified, trustworthy professionals to help you make smart decisions.<\/p>\n<p><\/p>\n<p>\u201cIf you&#8217;ve got a problem with your car, you go to a mechanic \u2013 you don\u2019t try to fix it yourself. That\u2019s what rich people do with money. They\u2019re often dumb, but they just know to have smarter people around them.\u201d<\/p>\n<p><\/p>\n<p>\u201cThree key professionals every homebuyer should have on their team: a financial planner, a mortgage broker, and a real estate agent.\u201d<\/p>\n<p><\/p>\n<p><strong>Get a Financial Planner<\/strong><\/p>\n<p><\/p>\n<p>A licensed financial adviser can make all the difference when it comes to saving effectively and mapping out a realistic timeline toward home ownership.<\/p>\n<p><\/p>\n<p>\u201cFinancial planners are like your money GPS. They look at where you are now and map out the smartest way to get to your goal,\u201d Nazeem said.<\/p>\n<p><\/p>\n<p>These professionals do more than crunch numbers \u2013 they help you create a personalised plan that fits your lifestyle and keeps you accountable. Check the <a href=\"https:\/\/asic.gov.au\/for-finance-professionals\/afs-licensees\/financial-advisers-register\/\">ASIC Financial Adviser Register<\/a> to ensure your planner is properly licensed and, preferably, independent.<\/p>\n<p><\/p>\n<p><strong>Work With a Mortgage Broker<\/strong><\/p>\n<p><\/p>\n<p>The most valuable person in Nazeem\u2019s homebuying journey was his mortgage broker \u2013 someone who helped him cut through the complexity and paperwork to find the right loan.<\/p>\n<p><\/p>\n<p>\u201cThere are so many products out there. It\u2019s honestly more and more complicated. Mortgage brokers do the heavy lifting and boring paperwork \u2013 and they get you to home ownership quicker.\u201d<\/p>\n<p><\/p>\n<p>A good broker will compare multiple lenders, assess your serviceability, and help you find the most competitive deal based on your circumstances.<\/p>\n<p><\/p>\n<p><strong>Talk to a Real Estate Agent Early<\/strong><\/p>\n<p><\/p>\n<p>Too many people leave speaking to a real estate agent until they\u2019ve saved their deposit, but Nazeem recommends getting them involved from the start.<\/p>\n<p><\/p>\n<p>\u201cThey help you filter out the noise and show you homes that fit your budget and lifestyle. A good agent can save you that shock when you realise what you <em>thought<\/em> you could afford doesn\u2019t quite match reality.\u201d<\/p>\n<p><\/p>\n<p>Real estate agents can also advise you on which suburbs are growing, where you\u2019re likely to see your investment increase, and how to navigate the often-daunting contract process.<\/p>\n<p><\/p>\n<p><strong>Saving Is Psychological, Not Just Financial<\/strong><\/p>\n<p><\/p>\n<p>Nazeem, who grew up in a single-parent household and started out as a comedian paid in drink vouchers and cash, was quick to challenge the myth that you need a huge income to start saving.<\/p>\n<p><\/p>\n<p>\u201cSaving is not about how much you\u2019re making. It\u2019s about what you\u2019re doing with it and the decisions you\u2019re making emotionally.\u201d<\/p>\n<p><\/p>\n<p>He highlighted two key strategies: automate your savings and reduce impulse spending. Automating transfers into a separate savings account helps remove the decision-making friction \u2013 and increases consistency.<\/p>\n<p><\/p>\n<p>\u201cFuture you is not always a reliable person to make the right decision, so just automate it today.\u201d<\/p>\n<p><\/p>\n<p>To avoid unnecessary spending, build a delay into your purchasing decisions. Leave your wallet in the car when you go shopping. By the time you get back to the car, according to a study Nazeem cited, seven out of ten times you won\u2019t even want the item anymore.<\/p>\n<p><\/p>\n<p><strong>You Don\u2019t Need a Huge Deposit to Get Started<\/strong><\/p>\n<p><\/p>\n<p>Many potential buyers assume they need a six-figure deposit before they can think about entering the market \u2013 but Hussain says that mindset can hold people back.<\/p>\n<p><\/p>\n<p>\u201cThere are so many first home buyer programs designed with this in mind. A big deposit is beneficial, but not always necessary. It can actually slow you down.\u201d<\/p>\n<p><\/p>\n<p>He also pointed out that if you\u2019re already paying rent, you\u2019ve likely demonstrated an ability to service a mortgage.<\/p>\n<p><\/p>\n<p>\u201cIn many cases, your mortgage repayment is probably the same or less than what you\u2019re paying in rent \u2013 except you\u2019re paying off your own future, not someone else\u2019s.\u201d<\/p>\n<p><\/p>\n<p>Hussain described buying property as the single most transformational financial decision in his life.<\/p>\n<p><\/p>\n<p>\u201cIt wasn\u2019t just about owning a house. It was the end of walking on eggshells in someone else\u2019s home. That feeling of security, of owning your space, is indescribable.\u201d<\/p>\n<p><\/p>\n<p>He bought his first property in Noble Park for $345,000 after saving $20,000 for a deposit. Even though the house needed repairs, and he couldn&#8217;t afford to live there initially, it gave him a foothold in the market.<\/p>\n<p><\/p>\n<p>\u201cIt wasn\u2019t a forever home, but it was a stepping stone. I lived with my mum while tenants paid rent.
